Why Buy Modular
Why purchase a factory built modular home?- Factory built homes not exposed to weather during the construction phase, and hence would avoid warping from the sun and possible mold from the moisture. They are not subject to weather delays and can be typically built in less than 2 weeks.
- All of our homes are built with 2" x 6" exterior walls making the insulation factor R-19 in the exterior walls, far exceeding the typical 2" x 4" exterior wall construction for site built homes and its respective insulation standards. Due to the additional insulation and superior building practices, a modular home is significantly more energy efficient, and will save you money for years to come.
- Only the best materials are used in a Magnolia Home. Standard features include Type-M rigid copper water supply lines, vinyl thermo pane windows. All lumber orders are #2 or better Western White Woods to ensure strong, dry, and straight roof, wall, and floor components.
- Our factory built modular home base prices include a stove, refrigerator, dishwasher, cabinets, floor coverings, plumbing fixtures, electrical fixtures, and furnace, making your purchase all inclusive. Your home purchase is a complete package. Your construction costs are predetermined.
- Factory built modular homes are built efficiently, and have minimal waste, which allows for a cost savings that we pass on to the customer. Since our homes have been built several times over, the consumer benefits from the speed by which our homes can be built by being able to purchase a home for far less than it would cost if it were built on site. The savings in time and in purchasing material in large volumes, translates into dollar savings to you the consumer. Once completed, your modular is covered with protective plastic, and then transported directly to your site.
- Our factory modular homes are designed and built to meet the International Residential Code (IRC), a national modular building code. Quality and attention to detail is built into every home.
- Our factory built modular base home models come in single and multi-section models, anywhere from 693 sq. ft. to over 2,581 square feet. We can customize the home as much as you like, according to the particulars of your lot. We have several plans to choose from.
Our modular home manufacturer is Magnolia Homes. Magnolia Homes has been building their quality factory built homes in Scottsbluff/Gering, Nebraska since 1958. Magnolia Homes eventually outgrew their Scottsbluff production facility, and built themselves a "state of the art" production facility in Gering, Nebraska in 1971.
Years ahead of its time, the new Magnolia facility allowed their homes to be constructed in one piece. Building the home together, and then seperating prior to shipment, allowed the factory to ensure that once the home was delivered to the site, it would fit together well. This "marriage wall" style of construction is still used at the factory today, and elevates Magnolia's reputation as an industry leader in product, design, and dependability.
The Magnolia management team has well over 300 years of combined experience, with an average tenure of 20 plus years per manager. As industry trends come and go, the Magnolia team has stayed together. As a privately owned factory, and a community builder using their own homes the their local housing market, Magnolia has a vested interest in making their homes work well in the field, and meet the housing requirements for the typical consumer. Magnolia is a true modular and manufactured home builder, from the factory to the field.
Each customer will have a highly skilled design and engineering team preparing the drawings for their home. Utilizing the most modern computer technology, Magnolia Homes will prepare customized layouts to suit individual preferences and requirements.
